Refund & Cancellation Policy

This Refund & Cancellation Policy applies to the Full Service Flat Fee Listing service ("Service") offered by The Syndicate Group, a real estate brokerage service of NextHome Casa Bella Elite (Office Lic. # CQ1054746 · Broker Lic. # BK3258237).

1. Nature of the Service

The $995 flat fee is payment for professional listing-side real estate services, which begin promptly after purchase (account setup, intake review, consultation, and listing preparation). Because work commences immediately, fees are earned as services are performed.

2. Cancellation by the Seller

• Before any services are performed (e.g., within [24–72 hours] of purchase and before intake review or consultation): full refund of the $995, less any non-refundable third-party costs already incurred.
• After services have begun but before the listing is published to the MLS: a partial refund may be issued at the brokerage's discretion, less the value of services already rendered and any third-party costs. [Define partial schedule, e.g., 50%.]
• After the listing is published to the MLS: the flat fee is [non-refundable], as the core service has been delivered. Cancellation of the listing is governed by your signed Listing Agreement.

3. Add-On Services

Optional add-ons (photography, 3D tours, social packages, etc.) are billed separately. Once an add-on has been scheduled or performed by a vendor, it is non-refundable. Add-ons not yet started may be cancelled for a full refund of that add-on.

4. Third-Party & Non-Refundable Costs

Certain costs paid to third parties (e.g., MLS fees, vendor deposits, advertising/boost spend) are non-refundable once incurred and will be deducted from any refund.

5. The Listing Agreement Controls

This policy supplements, and does not replace, your written Listing Agreement and any required disclosures. In the event of a conflict, the Listing Agreement and applicable Florida real estate law and MLS rules control.

6. How to Request a Cancellation or Refund

Email info@thesyndicategroup.net or call 813.726.5646. Approved refunds are returned to the original payment method within [5–10] business days.

7. Chargebacks

Please contact us before initiating a chargeback so we can resolve any concern directly.
